How much is the security deposit?

The security deposit is the same as a months rent. If you have roommates it can be split however you choose. The deposit is due as soon as your application is approved.

When is your next available apartment?

Our next available apartment will be spring/summer 2024.  If an unexpected opening occurs we will post it on our website and Facebook.  Call us for current availability. 318-202-3895  or text us at 318-202-9765.

What is included in the rent?

Homeville's rent includes water, sewer and trash.  Forest Creek does not have any other fees included in the rent.

How long is the lease?

Leases at Forest Creek and Homeville are for 12 months.

Would I have to pay for electricity/utilities and internet?

Yes, residents are responsible for the electric bill through the City of Ruston and for obtaining internet through Optimum or AT&T, or a provider of your choice.  No satellite dishes allowed.

Do you require residents to have renter's insurance?

We don't require it at this time but it is highly recommended!  It does protect your belongings in case of fire, water damage, etc.

Do you allow pets and if so what is the limit?

Yes, we love our pets at Forest Creek and Homeville.  The limit for dogs is 14 inches high and 35lbs fully grown.  We also accept cats.  One pet per apartment.  The pet rent is $400 at Forest Creek and $350 at Homeville. This fee can be paid in full or divided by 12 months of the lease.

What are the steps to take if I am interested in leasing an apartment?

Check our availability and schedule a tour. If you decide to lease then you would fill out an application, each person 18 and older, through our website. We would then send you a request for a background check. 

My roomate and I are both full time college students. Do our parents/guardians need to be a guarantor?

Your parents would be listed on the application under the guarantor section. We would have them sign a guarantor agreement when you sign the lease. This is all done electronically.

Do you have assigned parking spaces? 

Each apartment has assigned parking. One for a one bedroom, two for a two bedroom, etc. at both properties.

How do you handle maintenance requests?

We have an app for maintenance requests, paying rent, etc. called the Resident Center.  Residents enter their maintneance requests throug the App and our maintenance contractor Steven makes the repairs. 

How do residents receive their mail and packages?

Each location has a mailbox center with package lockers for USPS. UPS and FedEx deliver to your door.

Are the apartments cleaned prior to a new resident moving into the apartment?

Yes! We ensure that the apartments are extremely clean.  We even clean under the stoves and refrigerators. 

Do you allow residents to hang decorations on the walls?

We do not allow holes in the walls.  We recommend Alien Tape or Command Strips be used. Residents are responsible for any and all wall damages including damage from Command Strips, etc. The fees for wall damages for wall damage range from $50-$2,000 depending on damages and cost to repair walls at the time of move out.
